Planning to build in Osceola County? It will require to apply for a building permit as required by the Florida Building Code. Building permits are issued by the Building Office located on the 1st floor of the Administration Building.

Temporary Certificate of Occupancy (TCO)

The building official is authorized to issue a temporary certificate of occupancy before the completion of the entire work covered by the permit, provided that such portion shall be occupied safely. In order to obtain a temporary certificate of occupancy, applicant must submit a request to the building official.

Certificate of Occupancy

The building official will issue a certificate of occupancy after the building or structure has received a final inspection and no violations are found to the provisions of the building codes, life safety and applicable laws.

Applying for a Building Permit

To apply for a building permit you must submit a permit application, required documents and plans to the Building Office. Building permits are classified either as commercial or residential. Within each category there are permit sub-types with specific requirements. Click here to find applications, forms, requirements and information. Contractors must be registered with Osceola County Contractor Licensing before applying for a permit.

Plan Review

A copy of the application and site plan are routed to building, engineering, zoning and environmental for their review. Building plans are routed to the plan review section for building, mechanical, electrical, plumbing and fire reviews respectively.

Pulling a Building Permit

Your permit application is received and routed for office review. After all the requirements are met, your permit application is approved by every office involved in the permitting process and fees are applied. Your permit application will go into approved status. We recommend customers check the permit application status periodically through our automated service by logging into the Permitting Center. You will need your permit number to do the search.

Scheduling Inspections

To schedule your inspections please call 407-742-0210. You will be connected to our automated Interactive Voice Response System (IVRS). This telephone system allows 24-hour access to schedule inspections, cancel inspections, check inspection results and to obtain plan review status of your permit.

Certificate of Completion

A certificate of completion can be issued after final inspection for specific permits on building or structures where there is no occupancy. A certificate of completion (CC) can be issued for projects other than those receiving a Certificate of Occupancy (CO). The CC can be obtained through our Interactive Voice Response System (IVRS) by calling at 407-742-0210, by selecting option #5 (same as CO) from the main menu. There is no cost for a Certificate of Completion.
