  • 1.01) What is Code Enforcement?

    Code enforcement embodies investigation of alleged violations of county ordinances for the purpose of confirming such violations exist, then arriving at their elimination by contact with the property owner, and, ultimately, if necessary, through a public hearing before the Code Enforcement Board and the Circuit Court.

  • 1.02) Why do we have codes and regulations?

    Codes and regulations are adopted by the Board of Osceola County Commissioners in order to protect the public health, safety, and welfare of all citizens and to increase property values.

  • 1.03) Are overgrown lots in violation of County code?

    Improved platted lots whose vegetation exceeds 12 inches, or unimproved platted lots whose vegetation exceeds 18 inches, may be in violation of a County code. Lots whose vegetation consists of undisturbed palmetto, cabbage palm, and/or woody native vegetation are determined by County code to be in a natural state and exempt.

  • 1.04) How do I register a complaint?

    The public can register complaints regarding possible code violations by using the Citizen Action Center website. Alternatively, concerned citizens may directly contact any of the departments in the Growth Management Division. These include Zoning and Code Enforcement, Building and Development, and Planning and Environmental Services. These departments have specific code enforcement personnel to address citizens concerns in their respective areas.

  • 1.05) Are taxis and shuttles regulated?

    Yes, each driver and vehicle must be issued a Vehicle For Hire permit.

  • 1.06) Can you provide me with an overview of Code Enforcement?

    In compliance with, and under the authority of, Chapter 162, Florida Statutes, and the Osceola County Code of Ordinances, this division of the department investigates alleged violations of county ordinances and seeks their abrogation.

  • 1.07) What other services does Code Enforcement perform?

    There are many services that fall between the basic objectives described above that are their off-shoots, but vital to their achievement. Some of them are:

    • assuring the absence of overgrown lots
    • licensing and inspecting vehicles-for-hire
    • assuring parking and private traffic control arteries are adequately managed
    • issuing permits for special events
    • permitting and controlling temporary signs and tents
    • assuring compliance with the outdoor advertising ordinance
    • licensing alcoholic sales
    • review and act upon Occupational License applications for the Tax Collector
    • review and make recommendations to the Planning Commission and the Board of County Commissioners on Lot Split, Conditional Use, Comprehensive Development Plan, Planned Development and other related applications
