Development Review Services Information
Below are services offered by the Osceola County Development Review department.
Project Management
- Assisting and maintaining a positive line of communication with the Developer regarding all aspects of the Engineering Improvement Plan review process.
- Effectively managing development projects to provide timely results.
- Coordinating and interacting with technical staff to meet timelines.
- Providing professional, efficient and courteous service.
Engineering
- Provide technical review and design assistance to ensure compliance with the Osceola County Land Development Code.
Construction Inspections
- Providing inspection services and answering public inquiries for Residential, Commercial, and Industrial developments, as well as Right of Way Utilization, Soil Excavation, and Inspections.
- Processing and tracking Performance and Maintenance Bonds.
Environmental
- Environmental reviews for wetland impact & coordinates with State and Federal Agencies.
- Ensures compliance with federal and state erosion control regulations.

Development Review Processes
- Engineered Improvement Plan (EIP) reviews & approval for: Commercial, residential, industrial, traffic, storm water, and environmental
- Plat reviews & approval
- Inspections of all approved developments and pre-construction meetings
- Respond to drainage and land alteration complaints
- Bonds management for development: tracking and approving
- Environmental reviews for wetland impact & coordinates with State and Federal agencies
- Land clearing/landscaping for all developments
- Facilitate pre-application meetings
- Facilitate & coordinate TRC meetings
- Floodplain management / Federal Emergency Management Agency program

Landscape Regulations
- Review Construction plans to ensure landscape requirements are met.
Tree Regulations
- Issue tree removal permits and enforces regulations.
Wetlands
- Provide wetlands determinations, provide wetland permitting consultation, inspect wetlands for TRC & Public, and investigate wetlands complaints/violations.
