Notice to all Permit Applicants

POLICY: Effective immediately, the Osceola County Building Office will require copies of the recorded Notice of Commencement (NOC) to be filed with the Building Office before the first inspection can be scheduled.
PROCEDURES: To make this requirement as simple as possible, the Office has set up a mailbox at NOC@Osceola.org for you to send your NOC to. After receipt of the NOC, state statute requires the Building Office to check that the name and address of the owner, the name of the contractor, and the location or address of the property being improved is consistent with the information in the building permit application. After this verification is completed, the permit will be unlocked and made available for you to schedule inspections. You must also have a copy of the NOC posted at the job site before any inspections can be completed.
PURPOSE: To comply with Florida Statute 713.135
DEFINITIONS: Notice of Commencement (NOC) is an NOC recorded in the Public Records of Osceola County Florida.
EFFECTIVE DATE: Immediately.
Effective August 1, 2019, the Osceola County Building and Permitting Office will no longer have a satellite location at the St. Cloud Building Department. Planning to build in Osceola County? You are required to apply for a building permit as required by the Florida Building Code. Building permits are issued by the Building Office located on the 1st floor of our Administration Building.
