West 192 BeautiVacation Program
The Board of County Commissioners imposes annual special assessments to fund the cost of constructing and maintaining the West 192 BeautiVacation Project.
A maintenance assessment will be imposed against each parcel of property located in the West 192 Redevelopment Area, including your property, to pay for administration of the West 192 BeautiVacation Project, maintenance of the Phase I and Phase II improvements and assessment collection costs.

Public Hearing Information
A public hearing will be held on Thursday, September 4, 2025 at 5:30 p.m., or soon thereafter as it may be heard. The meeting location is the Osceola County Administration Building, Commission Chambers, 1 Courthouse Square, Kissimmee, Florida 34741. The purpose of this meeting is to receive comments on the assessment rate for next year. You are invited to attend and participate in this public hearing. You may also file written objections with the County Commission prior to the hearing. If you decide to appeal any decision made by the Board of County Commissioners with respect to any matter considered at the hearing, you will need a record of the proceedings and may need to ensure that a verbatim record is made.

What determines how much I pay in assessments?
What determines how much I pay in assessments?
- Each assessment is based on the property’s value.
- Vehicular improvements and pedestrian improvements are different; therefore a "factored" vehicular and pedestrian value will be calculated.
- Each assessment will include the maximum discount allowed for early payment under the Uniform Assessment Collection Act.
- The annual assessments will be included on the ad valorem tax bill.
- Failure to pay the assessments will cause a tax certificate to be issued against the property, which may result in a loss of title.
Factored Vehicular Value = Property Taxable Value
Factored Pedestrian Value = Three Impact Zones
- Impact Zone I will include the property located within one-quarter mile of the centerline of U.S. 192. Value = 1.0.
- Impact Zone II will include property located between one-quarter and one-half mile of the centerline of U.S. 192. Value = 0.4.
- Impact Zone III will include the property located more than one-half from the centerline of U.S. 192. Value = 0.1.
What if my parcel is located in more than one zone?
The Factored Pedestrian Value will be computed separately for that portion of the property within each impact zone and then gathered as a whole.
