Register a Code Complaint

Please be aware anonymous code complaints are no longer accepted per Florida Senate Bill 60 (SB 60). We require the full name and address of the complainant before an investigation can be begin. Any information you provide will be available as public record.

Common code violations

  • Overgrown grass and weeds
  • Parking of recreational vehicles, boats, trucks and trailers
  • Accumulation of garbage, trash and debris
  • Abandoned property (including vehicles, furniture, machinery, etc.)
  • Operating without a business permit
  • Noise disturbances and violations
  • Roadside soliciting and vending
  • Non-permitted and non-approved signs

Step 1.Verify the location is within Osceola County jurisdiction

Before reaching out to us, double check that the address of the location is not within City of Kissimmee or City of St. Cloud boundaries.

1. Go to https://search.property-appraiser.org/Search/MainSearch

2. Enter the address in the Property Address box and click Search

3. A list of results will appear. Click on the property address to open its details.

4. Review the Tax District section:

100 - City of St. Cloud, contact their Code Enforcement office

200 - City of Kissimmee, contact their Code Enforcement office

300 - Osceola County, proceed with reporting the issue to us

Step 2.Go to the Citizen Action Center

Click the Requests button at the center bottom of the screen, and then select Create a request.

Step 4.Login or create an account

If you already have an account, please login. If you don't already have an account, you must create one. Per Florida Statute 162.21, we cannot investigate anonymous complaints.

Step 5.Submit report details

After you log in, complete the details for your code complaint.

Select a report type

For Report Type, choose Code Enforcement.

Continue completing the necessary details and click Submit.

You will receive updates on your report through the portal & by email.

Note: Pursuant to Florida Statutes 162.21(3)(b) and 166.0415, we cannot investigate anonymous complaints unless the violation poses an imminent threat to public health, safety, or welfare and/or imminent destruction of habitat or sensitive environmental resources.

Step 2.Call us

Call 407-742-0400 and provide your full name, your address, and the physical address of the potential violation.

Note: Pursuant to Florida Statutes 162.21(3)(b) and 166.0415, we cannot investigate anonymous complaints unless the violation poses an imminent threat to public health, safety, or welfare and/or imminent destruction of habitat or sensitive environmental resources.

Unfortunately the County does not regulate this and is unable to assist because it is a civil matter.

Unfortunately Osceola County does not have a department that can assist as this is regulated by the State under the Landlord and Tenant Florida State Statute.

You will need to file with the The Clerk of Courts Civil Division. You may also contact the Florida Department of Health with any concerns at (407) 742-8605.

A County Code Enforcement officer can investigate your request during normal business hours, unless a pre-arranged after-hours inspection is scheduled. You can request this by calling 407-742-0400.

Otherwise, all after-hour noise complaints must be made to the Sheriff’s office at 407-348-2222.
