What is my Zoning Designation?

Your zoning designation can be found in our interactive lookup map by inputting an address in the search box or choosing your current location.

What are the permitted uses and development standards for a specific “PD”?

Planned Development use and design standards can be obtained by visiting our Permit Center Website and searching for the PD name, PD Number (i.e. PD15-00001), Parcel ID, or Address.

 

What can I do with a property that has “MXD” Zoning?

In general you can develop the property in accordance with the applicable Conceptual Master Plan (CMP) or approved Concept Plan (CP) following the regulations outlined in Article 3.13 of the Land Development Code for Mixed Use District Development Standards. To determine if your property is within a CMP or CP area, you may contact us at(407) 742-0200 or Zoning@osceola.org.

What is my Future Land Use Designation?

Your Future Land Use Designation can be obtained by visiting maps.osceola.org, and selecting the Planning & Zoning Map. On the layers panel, check the box for Future Land Use.

How do I request additional research assistance?

You may contact us directly at (407) 742-0200 or Zoning@osceola.org. If the request requires in-depth research or if research with written response is desired, there will be an associated fee. A General Zoning Confirmation letter is $100. A Detailed Zoning Confirmation is $230 plus $31/hour after 4 hours of research.

Can my Land Use and Zoning Designations be inconsistent?

Yes; however, an inconsistency must be resolved prior to any new construction. Either the future land use or zoning designation would need to be changed; however, in most cases the zoning designation would need to be changed to be consistent with the future land use and Comprehensive Plan. A future land use change is called a Comprehensive Plan Amendment, and a zoning change is a Zoning Map Amendment.

How do I apply for a Comprehensive Plan Amendment?

What should I consider before applying for a Comprehensive Plan Amendment?

Your property should be located on a county-maintained road that has enough capacity to accommodate any extra traffic generated by the potential development of that parcel. Also, central water and sewer may be required, depending on the intensity of the land use change. Applications will be reviewed for compliance with the Osceola County Comprehensive Plan, as well as for compatibility with adjacent and surrounding land uses.
